Days on market are around 80 days on average, depending on the area.

From the numbers perspective it seems like it can pencil out depending on the rehab budget. 

Obviously, a lot depends on your price range here and exactly what you're looking for. 

There are many routes to go when starting to find leads it all depends on your budget and experience.

If a landlord plans to hold the property for a while, we always recommend an annual lease, ending to align with the summer leading lesson, or staggered with their other leases depending on the situation.  

In absolutely no way would I ever depend on such a broad analysis to ultimately determine my decision.

If the client is in CA the community property state laws may help here (not entirely sure) depending on when the property was acquired but it would be a great question for an attorney as Jason mentioned.If they were married and went through a divorce it would be worth looking into how the divorce paperwork stated how that property would be handled.

I also remember a time when we could claim a dependent on our tax returns even if the dependent didn't have a SSN. 

As far as timeframe, anywhere from 21-45 days depending on how quick a borrower gets their docs to underwriting, how long the appraisal takes, etc.

And depending how it goes down, maybe I counter there counter just for the fun of the sport, all depends.
