I can also leverage $50k from my 401k to make up any delta from the 80% “refinance” and initial Roth IRA cash withdrawal.For more details on the 60-day withdrawal, below is what vanguard says:Neither Roth nor traditional IRAs allow you to take loans, but you can access money from an IRA for a 60-day period through what's termed a "tax-free rollover" as long as you put the money back into the same or a different IRA within 60 days.

Delta has a valve with a similar handle system (which is what I thought it was until I saw the plate) so you might be able to use a Delta handle.

If my math is correct, you're paying 11% interest to access $40k of equity. 1.3% delta in interest rate on $200k = $2,600/year in interest payment plus 4.5% on $40k cash-out = $1,800/year totaling $4,400/year in additional interest payment.

When I tallied it all up, I could be out-of-pocket 9-12K, by the time I was receiving "market rent"A few days later on my morning run, I worked out how long it would take for me to recover the delta between the rent being paid by the current tenants (who had been there 8-years) and the 'cost to get to market rent' {which was ~$200/mth more} ... that number was someplace between 3.75 & 5 years {more if I had an extended vacancy after renovation}.Along with that revelation, it also occurred to me the current tenants would be very aware they were paying below market rent.So we all sat down and talked it though.
