Good lawyering Jerry.Case here, the judge said show the certificate, the registered agent/attorney/council said he didn't have it, the "manager" said he didn't have it.

However, there is a big concern that they are going to revisit the issue now that November elections are over.One of the reasons that they have not instituted these fees is from REIA spreading the word and having landlords contact Norwood city council.

@Christopher Mozgawa - I would agree with others on here that the first step is to talk to an attorney and a cpa.Having said that, I would also council the following based on my own recent experiences (I am neither an attorney nor a cpa so do not take this as official)...Ask both if they invest themselves.

We initially tried to demonstrate otherwise and re-submitted copies of the lease, a letter from our council and a letter from a City by-law officer attesting that the property was *not* a rooming house.
