We had one home that the owner had 5 cats and 10 litter boxes that were never changed.  

Smaller ones are filling up within 12 hours and the large unit they left with 2x 5 gallon water jugs to empty into AND a catchment below....because obviously the sellers knew that it fills over 5+ gallons in just TWO DAYS.We have had to get a structural engineer in who has noted other water damage throughout the basement (unfinished) that was hidden behind sellers boxes and personal items during our inspection. 

Hi Keith, not sure if multifamily is in your wheelhouse, but we wholesale properties in Northern and Central NJ that don't fall into our buy box.

-Sauna-Hot Tub-Patio/courtyard (large cement tiles on crushed bluestone with lighting, natural gas line to bbq)-Secondary patio off primary suite-Losing sq feet in the primary bedroom to enlarge the bathroom-High grade cabinets-Appliances with cabinet fronts-High end appliances (Viking/Miele instead of GE Cafe)-Outdoor shower (teak box walls with a dry well beneath the footprint)-Wiring for Cat6 to every room-Wiring for surround speakers (or including the speakers that are built into the walls)-Sonos whole-home audio system-Hardwired cameras (with on-site storage) to the exterior of the house-Smart features: thermostats are a given, but how about light fixtures, switches, aromatherapy, fans ... anything else?

Just as big box stores stayed open during Covid but small businesses were forced to close, this law will impede small business and force some businesses to close permanently.

All depends on your buy box. 

It's staying calm and thinking "what can I do in this situation", because there's usually a way out if you're willing to think outside the box.

I'm also looking for another CRM thats built better "out of the box" or need minor tweeking.
