I just liked how I didn't need to qualify to run a credit report because the tenant logs in and authorizes you to run their credit.

ie:gross rent - taxes - insurance - expenses (attached to logged expenses for month) = net income - [debt service] = monthly cash flow [tie this to annual reports]maybe you use Excel this way, i just didn't catch that in your post.do you still have the same cell phone from 97?!!

The last "cleaning" I did involved replacing 6 brand new miniblinds that the tenant's cat destroyed and they had to be cut off because of odd sizes; stove was filthy; refrigerator was filthy; new storm off it's hinges, new carpet not clean; fireplace filled with burnt logs, cat hair and dust everywhere; light bulbs had to be replaced etc. etc.

Just an FYI.One other thing to consider for a property in preforeclosure.If a bank is wanting a property back or they are simply back-logged, it's not that uncommon for a lender to "stall" in getting you a payoff.

Couple people posted while I was typing my reply, so I wanted to clarify that everything I was saying is based on the assumption that whoever is logging this complaint didn't ask to be taken off the list.If someone requests to get off the list and you keep mailing them then you are kind of pushing things a little more.
