My own observation is it has more to do with age and demographics than financial status.

He was put in jail repeated times for restraining order violations (I believe due to being paranoid and not taking his meds, but I’m based that only on observation).  

However, I've observed that there are two polarizing opinions about these markets: Some investors say that they are still finding success in these markets, and some say that these markets are too competitive / over-saturated with investors.

@Mat Yuriditsky,We manage over 1,000 units in Jefferson County/the Birmingham metro area, and about 10% are occupied by tenants with Section 8 vouchers.We observe that the majority of our Section 8 units are clustered in one of two general areas.

I just want to say based on my unwarranted observation, the chance of running into a good deal in San Diego needs luck and patience.

From what I've seen, you're indeed at risk of veil piercing if you do not observe some basic principles with the LLC (e.g. need to file annual report and pay fees, not mix up personal vs. business funds, etc.).

Not personal feelings, just observations.
