@Adrian CarrIf you want the contractor to be responsible for claims of damages to the building and injuries to their employees, then you need them to carry General Liability and Work comp.

You want your tenants to carry liability insurance to insure that the burden of the cost in the event of a injury to your tenant does not fall on your insurance policy.
