I'm not about to disconnect myself from my investments because I read one article in the press about some landlord getting killed either.The day I feel uneasy about turning up to collect rent, is the day everything gets sold and I buy a boat.And yes, there are time I carry.

or were you pressed for time when you took this rental and did not consider it fully?  

I love Nolo Press books. 

I think you can hire a property manager for your  first year when you are learning and you seem pressed for time.

If pressed, I'd say the reason is being deceitful and untruthful in general.

He also didn't even tape it properly (still gaps), didn't press it down all the way (my friend did), and left pieces of insulation all over the floor.Handyman checked pipes under the kitchen sink to troubleshoot why dishwasher drainage floods the kitchen.  

You would be hard pressed to go to court and say "I signed a lease with them for $0 and let them live under those conditions for 11 months but now I want them to back pay me what I really wanted to charge them"I would guess you caught it because renewal is coming up.

I used the Nolo Press California lease in their CA landlord book.  

If the history shows that they've always paid on time, and rarely gave the previous landlord any hassle, I wouldn't even press for the extra $25.
