Thanks everyone for your thoughts.What I've gathered from this thread so far:1) 8 caps may exist for B properties, but are needle-in-a haystack situations2) cap rate in general is a snapshot it time metric that can help with pricing the exit, but is not necessarily a good acquisition criteria.3) I should focus on total IRR, which probably means increased focus on value-add and plans for improving op-ex.Let me know if I missed a point.Thanks!

I used to answer 20x more than I do now and that's ok because others like him chime in with quality responses.One of the reasons I don't post as much is when I mention and ask the OP something for clarity, 9/10 time I am ignored.

I've heard similar stories with co-ops.. just wanted to be for certain before If/I decide to list it.I was reading just selling it before a year it's more capital gains and some limitations on writeoffs which is a first I've heard about having less to write off
