Refresh kitchen countertops (currently bar height - decrease to counter height and replace with granite/quartz)It's the cheapest house in the neighborhood ($139/sf ft vs $150 avg) but I don't want to price myself out of the neighborhood.

I paid such a low price for that house less than a Tesla :) no renovations needed but at some point if when my tenants move out, I'll probably put in quartz countertops and take the carpet out and do LVP floors.

Higher end generally means the finishes...wood or engineered wood flooring, custom cabinets and vanities, pantries, tile or stone shower enclosures w/glass doors, vaulted ceilings, stone countertops, larger electric panel, more plumbing and electric fixtures and locations, better HVAC (Mini-splits?)

Disagree -- first one is an introduction -- just tell the building who you are....All follow ups are then related to the market, what's going on in the building, how many active, in contract, sold since last one....Keep splicing data for them -- show them how 1 beds have increased vs 2 beds vs 3 beds vs 4+ beds --- summarize the results, e.g. more families are moving into NYC so the need for 2 and 3 bedrooms is vastly outgrowing the need for studios and 1 bedrooms.Talk about trends in the area with design/style -- new development is popping up everywhere -- everyone is using Gaggenau and Miele appliances with Corian or Quartzite countertops.
