Since I am just starting out, I simply don't have much money at all (especially since I am now paying off a wedding and honeymoon, not to mention student loans).

But speaking of the Bankrate thing, this recurring theme of, "we're all professionals, I can't believe you think you know better", etc. is amazingly hypocritical considering your willingness to turn around and ignore an actual financial calculator in lieu of your own math because you know better. 

If Covid stays it takes down many an American institution with it including large cities, college towns, casino towns, theme park towns etc.

The purpose of the late fee is indeed to make the landlord whole for a dishonoured payment on the part of the tenant.One of the underlaying themes in this thread, which is substantiated by our own hunt for a PM company to take on some/all of our portfolio as we reach our 50-unit acquisition milestone, is the misalignment of the manner in which most PM companies seem to operated and the interests of property owner.    

I was enjoying the main theme, which was the irony between investors' cars and renters cars.

I like some of Beth's theme of things that do double duty (like new door mats and bath mats, which are dual purpose gifts that also protect your property from grit and moisture!).

My question is do I have to have a similar theme for these bathrooms?  

Oh to be single again and have some dude ask me to sign a lease before we sign a wedding certificate. 

They live together now and their wedding is in 3 months. 

I am new to this site and have been getting active on many threads and I see a common theme in the rental area - investors are managing their own property.
