You need to know competition from other syndicators and what they are offering for similar product, minimum amount invested, and timeline for exit and total IRR returns.If an accredited investor can get similar returns but with a company with a long track record than no reason to go with the unknown sponsor/syndicator.

I do this because there is also a drag created (ie. closing costs, second appraisal, unknown with the getting the property to appraise at the higher ARV) when you do a refi.

I think what might add some context to my hesitation to jump into all of this is the fact that I am 7 mos pregnant with our first child and he also has another business that is not thriving yet - so all the unknowns of the expenses of those things make me want to be fairly conservative and be as bulletproof as possible when we do pull the trigger!

By doing this, I was able to spread out the renovation expenses over six months, collect rent on one half, convert a somewhat unknown tenant into a really great tenant and then eventually I got the other side rehabbed and now both sides are paying market rent!
