hey guys I'm here in Utah and I'm just staring out with no money and bad credit. 

I am not from the area and don't wanted to get "blanked" by listing agents that are just trying to make a quick buck.Any help would be appreciated.Thanks 

Personally, I don't entertain a "blank check" company structure because, as you state, it makes you chase after 'deals' that may or may not exist and if they do exist they may be outside your 'wheel house'.

I bought my first house FSBO , I got a contract from the office supply store and added a few extra things , I t was easy ( I was 23 years old ) My second purchase was another FSBO , I went to my filing cabinet and found the same contract (blank) and used it again , we added a few clauses we both agreed on .

Its all just formulas and you have to fill in the blanks, the rest will work itself out.  

In the absence of real figures, using Michael Blank's 50% rule has proven to be a good way of estimating expenses.

@Nathan Boyer point blank if you are not willing to give it 100% and countless hours of education, action, making mistakes, a little stress from time to time then this is not the business for you. its not easy.
