then you can gravitate to a brokerage that specialize's in what ever facet of RE your interested in.If your looking for strictly investing advice and how to build your investing business then there are many trainers out there that do more of a one on one or small groups.. most are far more than 10k but you will learn the business.

In my earlier response, I did not intend to imply there is any reason to eschew stacked duplexes, triplexes - we have a couple and, as @Matt Geerts points out, no stairs on the ground level provides the opportunity to create an accessible unit for those in wheelchairs or other mobility issues {Matt, might consider this ... designing with wider hallways and doorways (36/38") and a more open bathroom layout (perhaps with walk/roll-in shower) is simple when building new or doing a major renovation.} and makes your unit appealing to new categories of tenants (those with disability and aging Boomers are but two).That said, when looking at an older residential building {i.e. without an elevator}, my preference is still for side-by-side units over stacked.

And yes, you just implied that he can't afford it, which is a bit of a challenge.I know when it's your first deal it seems SO SCARY that you might lose it, but I can promise you by your fifth deal, you are going to look back and laugh at how much you are coddling this buyer.

If you even imply that you can "help" someone in or to avoid foreclosure without the proper license you're in violation of federal law, that can be a $100,000 in fines and/or 10 years in some freaking federal prison.

The law seems vague to me - I can require tagging, but it says nothing about neutering, except that I can't interfere with the use of said animal, which seems to imply it's against the FHA.
