The location is just right and students do make the trek over to the bars and restaurants.

So do what you can to make those first few guests' stays great.Once you have a couple 5-star reviews, then start bumping up your prices slowly until you see a diminishing interest, then back off. 

Personally, I would give an applicant many stars if he has 12 months of rent to pay in advance because if he trusts you enough to fork over 12 months of rent then I feel compelled to trust him.
