Renovation, updating with LVP throughout, increased bathroom square footage, all new bathroom, improved the "flow" of the floor plan by creating an "open concept", added washer/dryer hookup, general upgrades, finer finishes.

If your walking the street or looking at video or google earth footage of said street it's pretty hard to miss a new house vs a 100 year old one....Furthermore you can check the comps.

My duplex even looks like a single-family home, so this was not an apples to apples comparison. 2nd, they incorrectly downgraded the condition and quality of my freshly rehabbed property to match that of the older duplexes that had not been rehabbed in decades. 3rd, square footages were inaccurate by greater than something like 20%.
