It may help with the sting of something they are charged for and think is petty.If you get the place back timely, it is relatively clean, and not too banged up, thank your lucky stars and quickly move on.

Just invoke the "happy clause," and thank the stars above if/when they leave.It's actually pretty hilarious that they are trying to say the carpet must be changed out - in a separate room from where the guy died LOL.I could tell you some entertaining stories about tenants we invoked the happy clause with - and were so happy to see leave :-)

I've had some rentals that are 2% or even 3% rule, but I've never seen a $500,000 house in my area rent for $15,000 a month.A friend of mine does rent short term, all inclusive condo rentals to movie stars and other famous people like professional athletes.
