@Adam Azam if the tenant is as far behind as indicated and their source of "potential" funding is as uncertain as a very speculative workers comp claim, they are probably going to owe the entire world money when/if they recovery anything in the future.

@BRIAN CUBERO I haven't seen a duplex in the twin cities which would include Minneapolis and Saint Paul that would be a light rehab for 100-130K I would speculate that at even double those prices you are likely to see properties that need more than 10-15K.
