Jim still waiting for at least one post to support your position .. so lets bump thread up and see if you can get at least one person to agree with you  LOL... even if what you suggested could be implimented you could never monitor it.. there would be all sorts of back room deals.and this is just capitalism.would you not like to be offered Google on the opening sale of the stock.. ( I did not get a chance to buy it) only the players did ... so how do you reform that industry.

It would be a little more costly, but if you were planning to wire each of your units with an electronic lock and proximity sensor as part of your building monitoring/management system, the incremental would be small.  

At the company I work for, we are constantly monitoring the properties we allow to market through us in order to prevent scams like these.

My first thought is honesty about the situation and that we will continue to monitor it.Thanks everyone for the thoughts and posts!

Also, once you own the property and are dealing with actual results it makes it easy to adjust for historical actual numbers on a monthly basis to monitor how the investment is performing.

There are really landlords that monitor the property to see who is?

If your tenant is concerned about safety, then maybe they can install a security system at their cost (installation & monitoring).

In the unit I have that has shared water I monitored how much water usage was throughout a year, and then charged a little under 50% for the lowest cost month.

The main main thing I was after was how to setup multiple tenants in one building, reoccurring charges, and professional p&l statements.I still find myself using excel a lot though, but I love excel though.

You need to be consistent with multiple campaigns and try and monitor your results.
