Hi Jeri,I don't want to sound negative but as I understand things you are purchasing a park that has 0 pads that are producing any lot rent whatsoever.

Got some leftover padding at 20 cents per sq ft.It's pretty much been broken down to me as:$1,000 floors (materials, demo and labor)$1,000 paint (or subtract $300 if I supply my own paint)I'm OK with the floors but $700 for labor only to paint 1,500 sq ft (flooring area) has me thinking about this more.

If it were me, and I were a competing park owner with a vacant pad, and someone like you came to me offering to move-in a home and rehab it, I'd say 'yes.'  

The carpets were so old that the pad had disintegrated in places but once we vacuumed it up the floors still had their original shine which had been covered for 50 years.

What if I go live and I DO get a phone call and they ask me about what about my liens that are deductible from my probate in article 45 section d, and what if the mouse in the corner pre foreclosures me into deduction?
