I also have a great relationship with my banker that lends me the hard money, as well as a mortgage broker who does the refinance for me and I don’t lift a finger.

Aside from crossing fingers for luck, it is very difficult to be successful if you don't have a business model and philosophy where you can see your business model and philosophy will give you the end results you want.My point for saying that is; you can argue with me and tell me I am giving you crazy numbers, or my business model won't work in your area, but you cannot be successful with my business model if you cannot; 1st) see that it does work and 2nd) see how you can make it work for you in your area.There may be a need to change the type of properties so that you have better tenants, or maybe you ill make only 20% of what my numbers portray, but even a 5% increase is something that should not be ignored.

I think the rate could have been better, but my strategy is to come back to the table in 6 months and refi the new inflated loan balance as a non-cashout which will hopefully be around 2.75% fingers crossed!

This is indeed a magical community so I am going to do my best to ask informed questions.I’m crossing my fingers that overbidding for investment properties as you described is not a problem where I am.

This is like being able to offer access to only those devices with a certain finger print, so their buddy can't just come over and hop on the net, and there is no password to get out.

There is nothing worse than having situations where there is a lot of finger pointing going on on who should be doing what.

I just sold one last week in Charleston for 2.2 million and it never hit the market and all cash.. fingers crossed we get that baby closed.. 

They came out 2 days later for an inspection and I thought for sure they would get me on repairs because the prior tenants had a dog and the house reaked of dog smell, they also had a bunch of kids so the walls had finger prints all over and there were some holes in the exterior vinyl siding.
