I haven't done anything w/ STRs or airbnbs because they are very interior-decorating time-intensive in the beginning and then you need to find property managers who can manage airbnbs well.I like having some in-built equity when buying a rental; it could be a small multifamily w/ small repairs.

Give it the same energy and intensity, stay hungry you know!

This business is cash intensive and you need to carefully watch payables and receivables.

Finding off-market deals is a lot more time-intensive and it can work too. 

Having been in real estate for over 30 years, self storage is by far the least job intensive area of real estate that I have seen. 

I want to slamdunk a basketball, but I would happy to just get a layup :-) I suggest to people that you come up with one or two that are non-negotiables that must be in the deal and those should be aligned with your strategy to get you to your end goal the other things are gravy and are just pluses and don’t try to get everything at once in one deal.

I would call the courthouse in the county where the home is located and see how intense the process is.

This will be more labor intensive overall, but your IRR would be much higher going this route...
