It is 2 floors single fam in the Wash DC area (basement and main floor), 1300 Sq ft, 3bed/2.5ba, there is mold in that basement; the mold remediation will cost around $10K.

Specific performance is an equitable remedy requiring the seller to give you the house, and requiring you to give the seller the agreed price.

No one except the mold remediation salesman is onboard with paying $1800 to clean the duct work.

You would need an asbestos remediation company to do this and it can be expensive.

I don't want to discount the steps you are taking but seek out internships with hands on operators and be open to assisting with the most remedial property management & construction management aspects of the business.

This is a costly and timely process to remediate. 

Probably has about 20k of remediation work.

I've sold them several properties acting in the capacity of a wholesaler and that doesn't resemble the quality of work they do.My belief is that their either managing that property for a investor and there helping them sell or they picked it up as a wholesale deal and there trying to turn it quick without doing a full rehab thats the reason there more than likely offering to remedy any and all problems..As well you may want to confirm thats actually a B-class neighborhood because I don't think they operate in B-class area's.If I can be of any assistance let me know!!!
