Hi,I recently bought a new mobile home park, my CPA tells me that the non-land portion (road, pipes, water plant, good will) should be depreciated over 28 year. 

Redid the floors for about ~$1000, painted inside and out, and lastly planted a few bushes outside.I'd say it's AT LEAST 30,000 plus now.

Just south of us over the GA border, Commerce GA is cleared for its US based plant to build EV batteries (SK Group, largest Korean battery company for Li-ion's). 

Amazon is opening a new distribution center, the Air Force Base is expanding bringing in more jobs and the service members family members, there's even talks of Boeing opening a manufacturing plant here. 

I see it as planting a money tree and I pick hundred dollar bills off it every month but still have the value of the tree plus any appreciation.

Also, when you look at satellite images, you can see whether or not they have a treatment plant or lagoon...i know you were interested in well vs. septic. 

I cant remember to much about it .. its been about 3 months since i looked at it and it was real quick ..but I'm pretty sure it's still avalible ..all the pads and electric along with roads and looks like a whole water plant is in, I don't know if its septic or sewer but id guess septic ..

I am new to the game too but I am have been finding some things that are at least planting some seeds and building relationships with people.Ive been going on Zillow in the area that I am focused on and looking at rentals available.

If there are any liens on a property, it needs to be recorded with the county.Or like the west coast were the title searches are done in the phillipines  no one goes to the court house.. all title companies have remote title plants.
