And if they could convince the judge you collect pet fees in bad faith, they could also get two or three times the amount you withheld (I forget if it's 2 or 3 times, but it's one or the other).You could "sell" your refundable pet rent to applicants saying that you don't charge non-refundable pet rents - you allow payments towards a larger legal security deposit that they can get back in full if they leave the place undamaged when they move out.
