My analysis spread sheet doesn't beat 8% most of the time (at least on a cash return on investment basis) until the property has been in my possession for about 5-10 years.Can you please convince me (again) that putting most of my money in the stock market is crazy and that rentals units are a far better investment?

.- One week after closing I learned that property is previously foreclosed by HOA at an auction and the Buyer got the Writ of possession, changed the locks on the property.- I spoke to the buyer from HOA foreclosure auction and I was told that I'm trespassing the property since it is his property.- In the executed HUD, I SEE NO MENTION OF HOA.Both Wholesaler and title company were informed about the situation and I was told they will be calling me back but no luck from the past 4 hours.If someone Buy HOA foreclosure, how/why this lien won't came up on Title search?

In the past 5 years I netted more than I had made in the prevIous 12 years due to the compounding effect of the tax savings (I am a real estate developer) The basic idea is I continue to develop and flip homes in California but use a consulting firm in Puerto Rico (This US PossessIon has a special tax Incentive extended by Congress) It is all about knowing the right jurisdictions and tax incentive laws without going offshore or complicating your business I verified it with my CPA and got his blessings and you can reach out to the same company (PrIvate message me for theIr contact Info) - you have to have a net income of at least $200k and they have some other criteria and guidelines but it can be set up in a few days Good luck to you

Yup got it world is a risky place.. so if this is too much risk for you then pass like your going to do.however like I said in SFR small lot small tank remediation are generally not that massive of deals and its a great tool to hammer the lender in possession for a great price do the work and get the benefits.

I would proceed with the eviction as soon as you can...when the sheriff's show up to put their possessions on the lawn, they will understand.
