Renting room by room

Hi all, I have a house in California. Years ago, I was living in one of the rooms and rented the other rooms out to friends. I moved out and have been renting it out room by room as people come and go. Big mistake, I know. 

Now, I have a troublesome tenant who broke a lease multiple times and is refusing to move out (and my lawyer says even with the eviction moratorium ending, it's still almost impossible to evict). I tried to hire a professional property management company, but they don't want to work with a room by room house rental. I thought about selling the house, but the real estate agent says it's hard to sell with tenants, especially uncooperative ones.

What are my options of getting my house back either to rent as a single unit, to live in, or to sell? Any thoughts/advice would be helpful. Thanks!
