Utah posts all the state forms on a website so putting together a FSBO even with Owner Financing is pretty straightforward.Unfortunately, the seller and I were talking past each other.

Based on your projected rents and purchase price it looks like your cap rate is around 5.6% which is actually about market average for Idaho and Utah.  

I have a bulk list of 120 properties in Utah that my company is exclusively brokering.  4 motels, 1 office, 1 retail shop, 100 2.5-5 acre lots etc. 

IDK what the timeline is in UT.

In particular, Utah is very strict about how they proceed with offerings that do not file the proper Form D or offer the proper disclosure.

I know that there have been a few cities in Utah Co and Salt Lake Co that have been modifying their laws regarding STR or vacation rentals in the last couple of months.

I live in Utah now and have tried out property managers but it always seems like they have a good initial message but never back it up with performance.To get good tenants: I start with nice properties.I screen tenants with credit checks, references and try to visit their current home.To keep good tenants:I respond quickly to problems and repairs.I tell them I appreciate good tenants.To reduce late payments and other problems:I spell out all lease terms up front by going over the contract line by line.I always follow through promptly with penalties and late fees.

Any suggestions on which areas within Utah county to consider for a single family rental investment in Utah county?
