I tend to do the HELOC if I'm doing the BRRRR strategy and/or have a plan to pay down the HELOC quickly.My caution is be careful - just because you can pull out equity on the first deal, be sure its wise and doesn't turn the first one into a "bad" investment just to justify buying another one...it can be very easy to fall into that trap.

Ya its easy to fall into that trap when your sitting in SF and the average price is one million plus and you see a 40k mid west home

You avoid the delay traps, and you make things more efficiently, and you do it again. just ONE more deal.

Always do the analysis numbers on your property that you are looking at to buy and make sure that anything given to you is real and try to look at it or at least have a clause in the sales contract that allows you some time to insect the property and possibly back out without a penalty that exceeds your earnest money.
