So, I investigated it a little and came to the same conclusion about legal responsibility as Marc expressed.My insurance paid out for some minor damage to the roof, gutters, etc.

I came to the conclusion that @ $219,000 with closing costs assumed by seller, that this could be a good deal.

I downloaded and compared with 2 other spreadsheets that I use and this appears to be a very nice  'quick' analyze to look at the metrics differently but come to the same conclusion.

We are looking for a finance partner and you might be able to bounce ideas off of them if you have them without having to put so much up front.In conclusion I would just say narrow down on one decision find your specific markets and go from there.
