You are always going to be capped by your DTI so as long as you can meet the local lender rules you should be able to at least find something - might not always be the most optimal and may include loans such as 5-yr balloons etc.

Note after @michael Swan achieves his “optimal cash flow” meaning he has completed his repositioning play his cash flow is what it is implying that Ohio appreciation historically has been modest (wording it nicely).

Chad, sounds interesting to say the least and I've always wanted to know how to get into PAPER investing instead of asset investing as the pain in the *** factor on the actual ownership is ok but not optimal, my exit goal has always been paper only work as in basicly lending.

You're not in a bad position, you just need to optimize a little.First, you are letting a guy live at your house for under market AND you're paying utility AND you're paying for gardening work.
