Thanks to modern technology, we've been able to successfully manage our properties in Utah without worry.

@Ernest GrindleIt likely is a modern-day mini-home / manufactured home / modular home which was delivered on-site in one or two sections and set on its foundation.Around here they no longer call them trailers unless they have an undercarriage/wheels :-)As far as being a rental, your tenants are not apt to go into the crawlspace.

Having said that, look for markets that have strong population growth, job growth, income growth with modern, diverse economies.

I also know well how much easier it is to say "I flip houses" as opposed to "I buy distressed property, mainly single family homes and renovate as well as modernize them as needed to produce a home which is move in ready and has the features that buyers in that price range would be looking for", that's a mouthful!

A newly rehabbed house, very modern, sold for this much recently.A $900k Mortgage would be on the $4k's.What do you guys think about offering $850k?

If you do alot of this rehab before you move in such as replace the roof, and all systems to modern standards, there will be less repair headaches/ costs later on.

I look for markets with growing populations, growing jobs, strong incomes, and modern/diverse economies and industries.

We're bringing the home back to its former glory w/ modern amenities.
