Since we also do renovations as a primary focus, I think we may be better-equipped than a lot of property management companies to achieve this.As for our tenants, we've had dozens who stay long-term because we DO respond to them and treat them like they matter.

All of those firms serviced clients such as yourself with hands in many activities. 100% anectdote as there are certainly many small firms and sole proprietors that can do it well, but at least in my experience the regional firm is by far best equipped to service those types of clients.

Equipment: sheets of plywood for all downstairs openings, tools, empty boxes for their stuff, lock sets for every door, stack of 2X4's, long screws, nails, fake security cameras, no trespassing signs with California Penal Code 602 PC, gloves, masks, trash bags...If they won't leave, call the police (who won't help you but them showing up may make squatters run).
