Let me tell to you...THE SKY IS THE LIMIT if you TAKE ACTION, WALK BY FAITH and LET GOD DO THE REST (My personal testimony).

So the IRS can bump taxes collected by challenging REP status, which that other thread mentions is pretty easy for an auditor and a lot of work for an investor to have over whelming documentation that doesn't look "fabricated" on the spot after the fact.The point of this thread:   Last month a CPA gave a talk to our REIA and mentioned that claiming REP also increases your IRS scrutiny of whether you 1099 your contractors faithfully. 

It would also show good faith on your part as the landlord to find a reasonable accomodation to the inspection during COVID while you research the other legal supports you have.

In CA, if you keep any of the deposit in bad faith, you can end up having to reimburse the entire amount, plus up to three times the deposit in punitive damages, if I remember correctly - twice the deposit for sure, maybe three times.  

I think he puts too much faith in a lease agreement and peoples value of their own credit in tough times.What the entire country needs right now is stimulus.

I searched it with every term I could think of like fines or penalties or bad faith and nothing came up. 

If not, get you some and go by it faithfully.

I've spent tens of thousands of dollars in coaching and it is definitely scary, but taking that leap of faith is a bet on yourself. 

Once I took that leap of faith it changed my approach for real estate investing. 

Right now my focus is on the Akron area as that's where I live and honestly I have more faith in the area.
