If you keep your letters short, I mean bare bones minimum, you can write your letter in English and Spanish, 1 paragraph or so for each on the same page.Another option which is pretty popular, is to add the line "Se Habla Espanol"Just make sure you have someone who can speak Spanish ready.

Otherwise, there isn't a proration per se, but a credit given to the new buyer for the full amount.The purchase price can be net, but a security deposit doesn't belong to the seller and rent is income produced by the property.

I haven't charged for the coaching per se, I only charged for the marketing (which they would need to do anyway, and I needed at least a little skin in the game to avoid time wasters) and then coached them step by step on how to use it.
