As part of the contract, I stated tenants had to be gone (non issue), stainless steel appliances stay, yard debris needed to be cleared out (looked like Sanford and son...).Tenants moved out and destroyed the place.

They kept the dumpster on regular basis in front of the house by the street which is not allowed by our village, they are destroying the house..

I live in a pre WW2 house and the tenant has been living there for five years.She said the door wont shut anymore like the wood expanded.

The credit card companies have told us that it takes up to 90 days to investigate and remove from your credit report and our credit scores are being destroyed.

Someday you wont want to spend the time or energy on this and you'll be paying a company do it.

Kat, As you state no contents at the risk you might ask to take that off of your policy so you wont pay for something you can never need.Additional living expenses  ALE cover the same thing as rental income loss reimbursement. 

If it wont succeed then do it legally.

i do a lot of work with the morris county office but that wont help you.
