I don't need to stick to 750K that is the minimum because of the 1031 exchange but I have a downpayment of 250K-400K to work with so I can definitely stretch further.The 45-day limit for 1031 exchange does intimidate me, in this hot market how can one be sure to get something within that time range!

I guess it comes down to how much time I'm personally willing and able to invest while having a family and full time job and if the stretching of the time from purchase to re-sale would be cost prohibitive or not... just so much to learn.

I really don't want to stretch that balance back to 30 years, and was thinking of trying to pay that off in 15 years if I refi'd.Both of these properties are in a solid area, near Washington D.C. so my long term potential is good.Please let me know any thoughts.

Tom:Both of these properties are actually in the canton area, not akron.As far as dealing with issues when I'm out of town, I'm usually only gone 3-4 days at a stretch, unless I'm traveling oversees.

So that is making me lean against closing.Account Closed My lawyer finds the banks position problematic for these reasonsin the main contract the bank is responsible for the water billin two places in the same addendum the contract clearly assumes the bank is going to pay the water bill.the purpose of the addendum is to make me responsible for costs incurred by an illegal occupant, but they want me to pay for costs that are clearly the responsibility of the bank.the previous owner died 5 years ago, so selling this thing as an owner occupied home is a bit of a stretch in the first placethe bank has actually paid 1400 to the water company in the first two years they owned the house... and then stopped paying the water the last two years.
