Wife is an architect and I think a lot of people don't have the kind of funds to put into an ADU/MIL plus if the lot can even fit it, etc... conversions are common but personally I'd just look to buy one that already has the ADU/MIL on it versus dealing with GCs and such right now, market is nuts with labor and materials.

The process for my county was pretty straight forward, just needed to include before and (proposed) after drawings (which were hand drawn, no architect needed) showing the 2 walls and electrical outlets/switches.

Here are some numbers from 2016 project, I purchased a house in Melbourne for $420k and got designs for 3 townhomes cost $20k, just employed architect and onsold in 12 months for $850k to a builder/contractorThe trick with this one is the builder/contractor must have 20% net profit and the designs must be very good and what the market dictates otherwise it wont sell Australian property market in general is now in decline.
