One upside to residential rentals is typically the only bill that will be prioritized over rent is the grocery bill. 

Definitely helped, incase anyone is curious we were able to get the tenant to start paying again and avoid the eviction process, just another example of many tenants usually have the money it's just a matter of prioritizing Rent payments over other expenses and making sure they know they can't get away with non payment.

Would be good to identify a trustworthy team and not prioritize choosing the locale -- you can do well in thousands of markets in the US when working with good people and getting the right info.

Instead seeing competition I saw opportunity through collaboration.
