Commercial is more complicated because there are square footage allocations and other influencing factors involved.As with most items in the tax code, you can try and deduct anything,(which I neither do or suggest) but the question is - can you substnatiate it?

I don't have any rehab experience, but I can plainly see these buildings are trashed and old (1930s and 40s construction)The quick question is this: How much better of an investment would this be since it's the opportunity to rehab "THE" worst block in an area, or does that not influence the analysis at all?

Also,....if it's JUST her on the lease,,,,,and he (naturally) moves in with her.......now his bad habits more directly influence her...she gets tired of his foolishness and ....she breaks up with him.....and she moves out......but he doesn't (because nobody will rent to him).....now you are dealing with an eviction process in our State of California and even though he's not on the lease....it's still a big problem.....An don't even think about putting them both on the lease because then you may never get him out of there if they split up.Pass on them my friend
