Additional inspections at first sign of any trouble (late rent, excessive number of visitors, unusual noise, etc.)

Hello Everyone, I have been grinding my wheels for about two months and finally my ship has come in.

It's a grind!

I've been a residential agent in Portland, OR for 3+ years and am getting a little tired of the grind and pace although I primarily enjoy the work.

If the property is listed with an agent, get it under contract and the title company will work out all the noise and non-sense that your house cleaner/seller is making as well as solving the probate issues.

So my advice to you would be to keep grinding it out at the day job & keep pumping additional funds into your investment vehicle.

I wonder what will need to be done for noise dampening? 

I think the concern would be if you get noise complaints called in against you and they dig into it.

The upgrades include new sound reducing windows so the noise isn't too much of an issue.  

I doubt there is much neighbor noise in these types of units compared to say, stick built apartments.
