The economy motel closed 2 days ago, even though they upgraded all the rooms 4 years ago.Last July a Holiday Inn Express was built from the ground up, and there are always cars there.So in 10 years this town went from 4 economy 0 premium to 1 economy 3 premium Account Closed you're right about the middle of the road hotel. 

I know a HNL hotel that branded to Holiday Inn Express and raised rates 40-50%.

Hi, This is a shot in the dark, but I am a new real estate investor.I have some knowledge of a Chinese antiquities dealer who is selling their entire store and they are looking for a buyer, and have expressed they would give me a percentage of the profits if I find  buyer. 

What happens is once the selling agent receives the first offer, they pick up the phone and call everyone who has ever expressed interest in the property and let them know there's an offer in hand, trying to set up a bidding war to get the most for their client.

Each brought predictions that a San Francisco economic boom was ending.Fears expressed in1986 were soon confirmed by the Savings & Loan meltdown and 1987 stock market crash.

Great insight @Jeff Filali I work on a similar process but have never been able to visualize or express it so well. thank you much.

I did express my disappointment many times in lack of communication and it improved a bit after closing.
