Alexander, a name that is synonymous with great "Alexander the Great -- a great Greek conqueror...but as a banker hmmm....I would think that you would be more informed regarding our current or recurring recession and I would like to think and believe that gold has stood the "test of time" to that of fiat money which as history so repeats and often dictates is a "devaluation of currency (money)" the leading causal factor to hyperinflation http://www.usagold.com/germannightmare.htmlRecall the Weimar Republic in Germany...I just did that for you as an event in history that shall be remembered for the German people.

The reality is in many of these markets homeowners are simply not buying these its investors who are buying them.. investors buy for a cash flow number THEY want.. not what we as brokers ( and I have been one for 42 years in 3 states.. plus I am a mortgage banker NMLS licensed) what we think things should be worth.There is no secret that anyone buying these homes that needs to exit without owning them for many years is going to have to dig into some equity to exit.. as sales costs will dictate that..

The borrow's bank appraiser appraised the house at the very same price and value the house had appraised for before all my remodel work and additions because that was what the market dictated and what that banks would support.

But hopefully this is dictating OK and I'll just add  that their latest "new house rule" was conjured up by my recordings of the vice this man allowed to thrive in this building at least three heroin dealers arrested by local police and even the FBI, one of the sons arrested in 2012 for selling A gun, just a few months after taking wire cutters to the electrical closet in the building trying to figure out how to turn on his own electricity… Forgot to mention he and his family haven't paid common charges in over 10 years and yet this former management company under the helm  of Lou sent me a letter threatening my eviction for having less than adequate proof that this idiot actually did this… In fact I almost have a confession on video tape but that wasn't enough for the police to do anything,  as the police actually asked me that day when I called them "but did you actually see him do it with your own eyes?"

Housing here has gotten very expensive IMO.I am hopeful that logic dictates: if a 1/1 out west is 1175, than a 2/2 should command 1200+ , but hey, crazier things have happened.Also, I may have not made it clear, but I will only have one roomate at a time.

The market will dictate the price and especially at this time of year it is often a strategy to pull the price back well under the perceived value to drum up interest and give yourself more options for offers.
