Good to meet you Austin.From a previous post.I think there are 9 areas we should concentrate on.

Boy did we miss out.But, honestly I have had subtle inclinations to revisit it, but have been concentrating on other areas.

But I personally have a little different opinion, especially if your colleague / friend is going to be using first time home buyer financing (3-5% down payment) then they need to concentrate on the most VALUABLE $650,000 house.  

I am interested in using the BRRRR method to build a Buy and Hold portfolio, and the stronger rents seem concentrated around Old Shell and Airport and Schillinger area.

There are a lot of other ways to find bargains of course.I now concentrate on the nicer, newer homes to flip.

You don’t need to look at any schools but high schools When you have narrow down your areas that you want to concentrate on then go out and ride around these areas and look for good and bad of these neighbourhood  riding around and making mental notes are huge especially since potential buyers of your flip properties will do the same  .

Columbus has a concentrated crime area that essentially runs right up the spine of the city.

Hopefully concentrated research, reading and networking speeds that timeline up. :-)

My good profit on the flip does not compare to my RE monthly income and required more work so I concentrate on RE right now as we are moving into MF.Some cities have local REIA groups that are EXCELLENT.

When we build our last Phase in 2 years, I will start to forget all of this and start concentrating on our next investment segment.Good luck.
