I mean if you want to spend your time chasing this down then i guess by all means press forward with it... but I suspect you're going to run into a lot of people who don't view this with the same passion you do.I'd assume (maybe carelessly) that if this property was indeed a significant danger to enter... something more than a sticker would be in place from preventing people from entering.

If you are more interested in the highest cash flowing neighborhoods, as of May/June '22 you will be hard-pressed to find (LTR) cash flowing properties in the Triangle after subtracting maintenance, cap-x, vacancy, and PM services.

We also picked up an 8-unit that gets ~$200/door (both of these are in the "nice" Elmwood Village neighborhood.We bought off the MLS in the beginning and I believe timing had a lot to do with those early deals. since then the area has really seen a huge change in the market (last 2 years) and you would be hard pressed to find something in that area on the MLS that produced.
