Almost all of our communications with her are through text so we have proof she agreed to move out on the 1st and since she stopped taking our calls or returning our texts we immediately changed the locks and let her know by text that she could arrange to come get the rest of her stuff anytime during the next 30 days.

Now what I'd suggest is dropping off a move out check sheet, with info on how to turn in the keys and make arrangements for final walk thru.. just say you want them to sign and return the notice that they are vacating on the 10th and you'll be by at 11 am to pick up the keys and do the walk thru so they can be set to be out by Noon.
