A great deal of it is an extremely dark brown clay we call "black dirt", which is gummier than anything you would use for pottery!  

I drive a beater, brown bag my lunch and brew my own coffee.

@Daniel Brown while I don't know if any blogs, posts, or books, I can tell you it's VERY doable as that is the model I follow.

It is way ugly dark brown splotchy pattern to hide stains, and is seen on most Craigslist photos in my rental neighborhood.If our higher end duplex needed carpet I would step up until I could get something not as ugly, but still cheaper than what I would put in my house.
