I know that this will require networking with those who will do the management/renovation side of things.

Slow down a bit and network with local investors, find a mentor and get yourself a killer deal that you can tackle within reason.

I am currently still looking for smaller multi-family properties in so called B neighborhoods that still provide a good cash flow but competition is not as fierce.Always looking to network with like minded local investors.All the best,George
