In my extensive research of best areas for Airbnb nationwide, I came across a trend I wasn’t expecting.

For some reason, midtown is the trendy place to live and since more than 1/2 of the people in Memphis rent, it is definitely a lessor's market in my "hood".  

The phrase "the cost of doing business" comes to mind here. 

I also like the phrase to not "let the tax tail wag the investment dog".

We maintain an inventory of 100+ listings that fit this category.Another big trend I see is a hybrid of the two.

I may have mis phrased Wayze Gretzsky but you get my point.Find cities that are below the median price point(national), growing in population, favorable landlord laws, and are ideally a direct flight from major cities.

Is that some liberal catch-phrase? 

Keep in mind this is NOT a new strategy we did literally thousands of these deals as HML prior to 08 its how turn key worked in those days you have younger investors on BP who think they invented it .. they just coined the phrase and those who don't know what they don't know think this is some new fangled great thing..

Just be cautious when choosing the neighborhood.these are OLD CCR's you can tell by the   phrase no building shall be erected for less than 10k or a 1k sq ft home..
