I’m working on setting up a virtual tour, but the wholesaler is wanting proof of funds for the down payment prior to doing the virtual inspection as he has to have a family member in the area help with the inspection.

I had a tenant who flew helicopter tours in Manhattan and they essentially had a crash pad for pilots when they needed a local place to stay, I believe it was rented from the company and pilots could pay if they needed to use it.

Say the property isn't in the condition you initially toured it in and signed the lease for...If the carpet is 15 years old, it's fully depreciated so you shouldn't be liable for any stains, rips etc. to it during YOUR tenancy if you keep it.
